Since smoke and heat exhaust ventilation systems are also fire protection systems, they must comply with current regulations regarding maintenance of fire-fighting systems and equipment, as well as inspection and maintenance of fire protection measures. Maintenance operations involving EFCs must be performed by the manufacturer or a maintenance company with regular and periodic checks. Manufacturers are therefore required to provide, upon delivery of the EFCs, an installation, operation, and maintenance manual. The results of the various periodic checks must be recorded in the maintenance logs kept by both the company performing the maintenance and the owner of the company or the company safety manager for whom the maintenance is performed.

WHY IS MAINTENANCE NECESSARY?


Maintenance interventions on Smoke and Heat Evacuation Systems must be carried out in accordance with the provisions of the UNI 9494 – 3 standard “Smoke and heat control systems – Part 3: Initial inspection and maintenance of smoke and heat evacuation systems”

Maintenance of ENFCs can be carried out by the manufacturing company or by a specialized company.

Each Natural Smoke and Heat Exhaust System must be accompanied by an executive plan, a use and maintenance manual for the individual parts supplied by the material manufacturers, and a use and maintenance manual for the System that must be prepared by the installer or installers pursuant to the Ministerial Decree of 20 December 2012.

Initial check

An inspection is performed to verify the complete and correct functionality of the equipment and connections and their compliance with the executive project documents. The initial inspection is performed upon delivery of a new or modified system and upon acceptance of a system for maintenance.

24/7 assistance

Routine maintenance

Operation performed on-site, with commonly used tools and equipment. It is limited to minor repairs, requiring only small parts and requiring the use of commonly used consumables or the replacement of specifically designated low-value parts. Routine maintenance may be required by the system and/or system component manual and/or to repair minor malfunctions.

Extraordinary maintenance

Maintenance intervention that cannot be performed on-site or that, even if performed on-site, requires particularly large resources or special equipment or instruments, or that involves the replacement of entire system components or the complete overhaul or replacement of equipment for which repair is not possible or cost-effective. Extraordinary maintenance interventions may be required when it is necessary to repair particularly serious malfunctions or faults.

Functional test of the system

After performing checks and tests on individual components, verify the functionality of the entire system by ensuring the correct and consistent operation of each component according to a defined activation cycle. The test is performed on a rotating basis on a percentage of the system to ensure that the entire system is verified over a four-year period. Correct activation of the components can be verified from the control panel, if applicable, or by directly checking the component.

Natural smoke and heat extraction systems (NSHEs) are regulated by the following regulations:

  • Ministerial Decree of 10 March 1998
  • Ministerial Decree of 20 December 2012
  • Italian standard UNI 9494 -1 and 9494 – 3
  • European standard UNI EN 12101-2
  • The law establishes the mandatory monitoring and maintenance of all fire protection measures through at least six-monthly checks.

    The standards are a reference for the application of Ministerial Decrees regarding inspections and maintenance of fire protection systems. The UNI 9494-3 standard describes the procedures for the initial inspection, surveillance, periodic inspection, and maintenance of ENFCs. These include:

    2) The check must be performed on the entire system and not just the

    individual components

    3) The user must make the documentation available
